Effective Date: September 1, 2025 By booking with Creekbnb, you agree to these Terms & Conditions, including all house rules and policies. RESERVATION & PAYMENT A reservation is confirmed only once payment is processed through our secure system (Stripe). Collection Date: Upon reservation unless otherwise agreed. Security deposit required: 10% of the booking cost or 275 USD. The greater amount will be the final damage deposit. Release date: 3 days after check-out. Cancellations -Guests may cancel up to 5 days before check-in with a full refund. If cancelled after 5 days before check-in, the guest pays for 1 extra night and 50% of the booking cost. After check-in, the guest pays for of all nights stayed, 1 extra night, and 50% of the rest the booked nights - No-shows or early departures are non-refundable. CHECK-IN / CHECK-OUT Check-in: 4:00 PM or later Check-out: 11:00 AM Early check-in/late check-out must be pre-approved and may incur additional fees. HOUSE RULES Occupancy: Maximum guests as noted in individual listing No unregistered overnight guests. Quiet Hours: 10:00 PM – 8:00 AM. Parties/Events: Not permitted. Smoking: No smoking or vaping inside the property. Pets: No pets allowed. Parking: The Oak – guests may use the designated driveway parking space. All other cottages – guests must use street parking with a provided permit. Parking permits must be returned at check-out. Violation of house rules may result in immediate termination of stay without refund. GUEST RESPONSIBILITY FOR PROPERTY & DAMAGES - Guests agree to maintain the property in good condition and report any damage immediately. - Guests are responsible for damages, missing items, or excessive cleaning required due to their stay. - By booking, you authorize Creekbnb (through Stripe) to charge your payment method on file for damages, missing items, or additional cleaning beyond normal use. LIABILITY WAIVER Guests use the property, its furnishings, and amenities at their own risk. Creekbnb is not liable for accidents, injuries, or loss of personal property. By booking, you release and hold harmless Creekbnb, its owners, employees, and agents from any claims or damages arising from your stay. INDEMNIFICATION Guests agree to indemnify and hold harmless Creekbnb from any claims, damages, or expenses (including attorney’s fees) resulting from their stay, including any violation of these Terms & Conditions or applicable laws. FORCE MAJEURE Creekbnb is not responsible for cancellations or interruptions caused by events beyond our control, including but not limited to natural disasters, power outages, or government restrictions. PRIVACY & DATA USE - We collect guest name, phone number, email, payment details (via Stripe), and reservation information. - This information is used for reservation management, communication, and guest services. - We do not sell or share guest data. Data is only shared with Stripe (for payments) and staff who prepare for your stay. - Guests have rights under the California Consumer Privacy Act (CCPA) and may request access or deletion of their data by contacting us at [Creekbnb contact email]. GOVERNING LAW These Terms & Conditions are governed by the laws of the State of California. Any disputes will be resolved exclusively in the courts of Contra Costa County, California. AGREEMENT By booking a stay with Creekbnb, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
