Effective Date: March 10, 2026 By booking with Creekbnb, you agree to these Terms & Conditions, including all house rules and policies. IMPORTANT POLICIES FOR YOUR STAY • Check-in: 4:00 PM or later • Check-out: 11:00 AM • Quiet Hours: 10:00 PM – 8:00 AM • No parties or events permitted • No smoking or vaping inside the property • Maximum occupancy must match the reservation • Primary guest must be at least 25 years old • Exterior Ring security cameras monitor entrances and outdoor areas • Parking permits must be returned at check-out ($150 replacement fee) ------------------------------- BOOKING & STAY RULES ------------------------------- RESERVATIONS & PAYMENT The security deposit does not limit the guest’s financial responsibility for damages exceeding the deposit amount. A reservation is confirmed only once payment is processed through our secure payment processor (Stripe). Collection Date Upon reservation unless otherwise agreed. Security Deposit 10% of the booking total or $275 USD (whichever is greater). Release Date 3 days after check-out. By completing a reservation with Creekbnb, you acknowledge that you have read and agree to these Terms & Conditions. ------------------------------------------------ FULL TERMS & CONDITIONS ------------------------------------------------ CHECK-IN / CHECK-OUT Check-in: 4:00 PM or later Check-out: 11:00 AM Early check-in or late check-out must be approved in advance and may be subject to additional fees. HOUSE RULES Guests agree to follow all house rules during their stay. Occupancy The maximum number of guests permitted is listed in each individual property listing. Unregistered overnight guests are not permitted. Quiet Hours Quiet hours are from 10:00 PM – 8:00 AM. Parties & Events Parties, gatherings, or events are not permitted. Smoking Smoking or vaping is strictly prohibited inside the property. Pets Pets are not allowed. Parking The Oak: Guests may use the designated driveway parking space. All other cottages: Guests must use street parking with the provided parking permit. Each reservation includes one parking permit where required. Parking permits must be returned at check-out. A $150 replacement fee will be charged for any lost or unreturned permits. Violation of house rules may result in immediate termination of the stay without refund. ------------------------------------------------ NOISE & DISTURBANCE POLICY Creekbnb properties are located in residential neighborhoods. Guests are expected to respect neighbors and maintain reasonable noise levels at all times. Excessive noise, parties, disturbances, or complaints from neighbors or local authorities may result in warnings, additional charges, or immediate termination of the stay without refund. Guests are responsible for the conduct of all members of their group and any visitors during their stay. ------------------------------------------------ GUEST RESPONSIBILITY FOR PROPERTY & DAMAGES Guests agree to maintain the property in good condition and report any damage immediately. Guests are responsible for damages, missing items, or excessive cleaning required due to their stay. By booking, guests authorize Creekbnb to charge the payment method on file for: • Property damage • Missing items • Additional cleaning beyond normal use • House rule violations The security deposit does not limit the guest’s financial responsibility for damages exceeding the deposit amount. ------------------------------------------------ EXTRA CLEANING & CONDITION OF PROPERTY Guests are expected to leave the property in a reasonably clean and orderly condition. The standard cleaning fee covers routine turnover cleaning only. Additional cleaning required due to excessive mess, spills, stains, smoking, strong odors, glitter, confetti, decorations, bodily fluids, or other conditions requiring extended cleaning time may result in additional cleaning charges. Guests may also be charged for the cost of laundering or replacing linens, towels, or furnishings that are permanently stained or damaged during the stay. ------------------------------------------------ LOST & FOUND POLICY Creekbnb is not responsible for personal items left behind after check-out. If an item is discovered, the Host will make reasonable efforts to notify the guest using the contact information provided with the reservation. Lost items will be held for 14 days after check-out. Guests requesting the return of an item are responsible for all shipping costs. Items not claimed within 14 days may be discarded or donated. ------------------------------------------------ ACCESS TO PROPERTY The Guest agrees to allow the Host or the Host’s authorized representatives (including cleaners, maintenance personnel, contractors, or property managers) reasonable access to the property for maintenance, repairs, inspections, or safety issues. Whenever possible, reasonable notice will be provided before entry. In emergencies or situations requiring immediate action to protect the property or guest safety, the Host reserves the right to enter the property without prior notice if the guest cannot be reached in a timely manner. ------------------------------------------------ RIGHT TO REFUSE SERVICE / TERMINATE STAY The Host reserves the right to refuse service, cancel a reservation, or terminate a stay without refund if guests: • Violate house rules • Exceed the permitted occupancy • Host unauthorized gatherings or parties • Engage in illegal activity • Cause disturbances affecting neighbors or the property If a stay is terminated for violations, guests must vacate the property immediately upon request. Guests may also be responsible for damages, additional cleaning, fines, or penalties resulting from violations. ------------------------------------------------ SECURITY CAMERAS & EXTERIOR MONITORING For the safety and security of guests and the property, the premises are equipped with exterior Ring security cameras monitoring outdoor areas such as entrances, parking areas, and exterior spaces. These cameras are strictly outward-facing and do not monitor interior spaces or private guest areas. Cameras may be used to verify compliance with house rules including occupancy limits and unauthorized gatherings. ------------------------------------------------ OCCUPANCY VERIFICATION Exterior security cameras and other reasonable methods may be used to verify guest occupancy and ensure that the number of guests does not exceed the reservation. Unauthorized guests or gatherings may result in removal of additional guests or termination of the reservation without refund. ------------------------------------------------ ID VERIFICATION & BOOKING ELIGIBILITY The person making the reservation must be at least 25 years of age and must be present for the duration of the stay. The primary guest may be required to provide valid government-issued identification if requested. Reservations made on behalf of another person or third-party bookings are not permitted without prior approval. ------------------------------------------------ MAIL & PACKAGE POLICY Guests may not use the property address to receive mail or packages or register the property as a mailing address. Use of the property address does not establish residency or tenancy rights. ------------------------------------------------ PAYMENT DISPUTES & CHARGEBACKS By completing a reservation, the guest authorizes Creekbnb to charge the payment method provided for reservation charges, damages, applicable fees, and additional costs incurred during the stay. Guests agree to contact Creekbnb directly to resolve billing questions prior to initiating a credit card dispute. Creekbnb reserves the right to provide this agreement and reservation documentation to payment processors or financial institutions in response to any dispute or chargeback. ------------------------------------------------ LIABILITY WAIVER Guests use the property, furnishings, and amenities at their own risk. Creekbnb is not liable for accidents, injuries, or loss of personal property during a guest’s stay. ------------------------------------------------ INDEMNIFICATION Guests agree to indemnify and hold harmless Creekbnb from any claims, damages, losses, or expenses arising from their stay, including violations of these Terms & Conditions. ------------------------------------------------ FORCE MAJEURE Creekbnb is not responsible for cancellations or interruptions caused by events beyond our control including natural disasters, power outages, severe weather, or government restrictions. ------------------------------------------------ PRIVACY & DATA USE We collect guest name, phone number, email address, payment details (via Stripe), and reservation information. This information is used only for reservation management and guest communication. Guest data is not sold or shared with third parties except payment processors and authorized staff preparing the property. Guests may request access to or deletion of their data in accordance with the California Consumer Privacy Act (CCPA). ------------------------------------------------ GOVERNING LAW These Terms & Conditions are governed by the laws of the State of California. Any disputes will be resolved in the courts of Contra Costa County, California. ------------------------------------------------ AGREEMENT By completing a reservation with Creekbnb, guests acknowledge that they have read, understood, and agree to these Terms & Conditions.
